There's no single fixed price for a house clearance, and any company quoting one figure before seeing what's actually involved is guessing. What a clearance costs depends on a handful of specific factors — here's what they are and how to get a quote that's actually accurate.

What Actually Drives the Price

• Volume — how much needs to be cleared, roughly speaking, in van loads. A single room is a very different job to a full three-bed house.
• Access — ground floor with easy van access is quicker than a third-floor apartment with no lift, or a rural property down a long lane.
• Type of items — bulky furniture, appliances, or anything requiring extra care (electricals, certain waste categories) can affect price.
• How much sorting is needed — a house that's already tidy and organised is faster to clear than one that needs careful sorting room by room.
• Timeframe — a same-day or urgent job may cost more than one that can be scheduled flexibly.

The Rest of the Picture: Rooms, Outbuildings and Crew

Beyond those headline factors, a few others quietly shape a quote:

• Number of rooms and areas. A clearance that covers every room plus the attic, garage and shed takes more time and van space than one or two rooms. Outbuildings are often forgotten when people describe a job, so mention them.
• Heavy and awkward items. Wardrobes that do not come apart, pianos, safes, gym equipment and large appliances call for more people and more care.
• Distance to the van. A long carry from the back of a house or garden adds time even when the volume is modest.
• Number of people and van loads. Larger jobs may need a bigger crew or more than one load to finish in a single visit.
• Disposal and recycling. Waste has to go through licensed routes, and some materials need separate handling. Items in good condition can be set aside for donation or resale, which can reduce what has to be disposed of.

A third-floor flat with no lift takes longer than a ground-floor house with a driveway, even when there is less in it. Many apartment developments are run by an owners' management company that can set house rules for the building, which may cover moving times, lift use and loading areas. Older Houses

Why You Cannot Easily Do It Yourself Cheaper

Some people plan to do it themselves with a borrowed van and trips to the recycling centre. Council recycling centres are set up for householders' own domestic use, and some state that commercial waste is not accepted, and that bulky items and certain materials are charged for. Check the council's current rules before you go (for example Ballyogan and Fingal's centres). For a whole house, the time and the repeated trips often outweigh the saving.

How Quotes Are Usually Worked Out

Most genuine clearance companies price based on volume and access rather than a flat hourly or per-item rate, since a job that takes three hours because of a tricky staircase shouldn't cost the same as one that takes forty-five minutes with a driveway right outside the door. Three Examples of How Jobs Differ (Without Inventing Prices)

We do not publish a price list, because the same-sized property can be a very different job. These are descriptions of how jobs differ, not price points:

• A one-bed flat on the third floor with no lift. Not much in it, but every item goes down the stairs, and parking may be restricted. Time on site is driven by the stairs.
• A three-bed semi with a driveway and a full attic. Much more in it, but the van is at the door. Time on site is driven by volume, plus the attic hatch.

That is why a "price per bedroom" figure can be misleading. It averages over jobs that are not alike.

Why Online Quotes Vary So Much

If you compare quotes, you will see a wide spread, and it usually comes down to assumptions rather than greed:

• One company has priced a full clearance and another only the main rooms.
• One has included disposal and another has not, or has left it to be added later.
• One has assumed easy access and another has allowed for stairs and parking.
• One has quoted over the phone without seeing anything and is guessing.

Why "Cheapest" Isn't Always Cheapest

A very low quote is sometimes a sign that waste disposal costs haven't been factored in properly — which either means the company is operating at a loss (unlikely to last), or the waste isn't being disposed of through a licensed route, which can leave the property owner exposed if it's ever traced back through flytipping.
