Most enquiries fall into one of a few situations, and each one changes how we approach the job.

• Closing a business. Where a business is winding down or a unit is being vacated for good, the unit usually needs to be fully cleared and handed back to the landlord in the condition set out in the lease. We work directly with whoever is coordinating the closure — an owner, a manager, or an appointed third party — and we're careful to stay factual: we clear the unit and its contents, we don't advise on the legal or financial side of a closure, and we won't speculate on anything outside that scope.
• Relocating. Moving to a new premises often leaves a unit full of stock, fixtures, or furniture that isn't going with you — either because it's being replaced, it doesn't fit the new space, or it's simply not worth the cost of moving. We clear what's staying behind so the old unit is ready to hand back on schedule.
• Lease-end clearances. Commercial leases often specify handback conditions — a unit returned "clean and clear," fixtures removed, floors swept. We work to that kind of brief, clearing the unit so it meets what's been agreed with the landlord or agent.
• Refit or downsizing. Where a business is refitting a space or scaling down into a smaller footprint, there's usually a batch of stock, shelving, or furniture that's surplus to the new layout. We clear it in one go rather than it being handled piecemeal.

What We Clear

General stock, packaging materials, shelving and fixtures where these are genuinely part of the job, surplus office and warehouse furniture, and accumulated commercial waste. Surplus furniture is one of the more common items we're asked to clear from commercial units — desks, chairs, shelving units, and storage furniture left behind after a relocation or refit, often in working condition but no longer needed. Where it can be reused, it's kept out of landfill; where it can't, it's disposed of responsibly along with the rest of the load.

If your clearance involves specific heavy machinery, industrial equipment, or anything requiring specialist plant to move — forklifts, production line equipment, racking systems bolted to the structure, and similar — let us know the detail at the enquiry stage. Scheduling and Scale

Warehouse jobs vary enormously in scale, so scheduling is worked out case by case rather than assumed. A smaller unit with light stock can often be cleared in a single visit. Larger units, or ones with a genuine volume of stock and fixtures, may need to be scoped across more than one day — we'll tell you which applies once we know roughly what's involved, and we size the crew to the volume rather than sending a standard team regardless of job size.

Crew size scales with the job rather than being fixed in advance. A single-room office clearance within a warehouse unit needs a fraction of the crew a full floor of stock and fixtures does, so we confirm crew numbers and vehicle requirements once we know the volume — that's part of what the free quote covers, alongside the timeline.

Where a business is still trading during the clearance — a partial refit, or a phased move-out — we can work around live operations: clearing section by section, scheduling around opening hours, or working outside trading hours where that's what's needed. What Affects Cost

We don't quote a flat rate for warehouse work because the jobs aren't flat — a few factors genuinely move the price, and it's worth knowing them before you ask for a quote:

• Unit size and volume. The single biggest factor. A small storage unit and a full warehouse floor are different jobs, and we quote against actual volume rather than square footage alone.
• Access. Ground-floor units with a loading bay or forklift-adjacent access clear faster than units up stairs, down narrow corridors, or with restricted vehicle access — access affects crew time, which affects the quote.
• What's being cleared. Loose stock and packaging clears quickly; fixed shelving, bulky furniture, or mixed material that needs sorting for recycling takes longer.
• Timeline. A fixed lease-end date that needs to be hit, or a job that has to run outside normal hours, is worth flagging early so we can schedule the crew and time accordingly.

Responsible Disposal

As with our residential work, we're a fully insured waste carrier and prioritise reuse and recycling over landfill wherever the material allows, aiming for an average recycling rate of up to 95% across what we handle. Genuine commercial waste unsuitable for reuse or recycling is taken to a licensed waste transfer station.
