Before the day, we ask about the practical details that actually determine how a clearance runs: which floor, whether there's a lift and its size, whether the building requires a loading-bay booking or a specific access window, and where we can legally park to load. Getting this right in advance means the crew isn't standing in a hallway working it out on the day — which matters both for speed and for not annoying the neighbours.

No two apartment buildings work the same way, so we don't plan them the same way either. A period conversion — a Georgian or Victorian house on a Dublin 4 or Dublin 8 terrace split into three or four flats — usually means a narrow, turning staircase, no lift at all, and doorways that weren't built with furniture in mind. That kind of job is planned around stair-carrying: fewer large single items, more trips, and a crew who know how to get a wardrobe or sofa down a half-landing without marking the walls. A modern development is a different problem entirely. There's often a passenger lift for residents and a separate goods or service lift for anything bulky — and buildings that make that distinction usually insist you use the right one, at the right time. Some blocks run a formal loading-bay booking system through the management company or a concierge, with a defined window for deliveries and removals; turn up outside it and you can be turned away. We ask about all of this upfront rather than finding out from a porter on the day.

Parking is its own small logistics problem in most of the areas we work. Resident parking permit schemes, single-bay allocations, and pay-and-display zones around apartment blocks in places like Rathmines, Portobello and Smithfield all affect how close a van can actually get to the door — and that, in turn, affects how long a clearance takes. What Affects the Cost

We don't quote apartment clearances off a flat rate, because the same volume of belongings can take very different amounts of time depending on the building. A free quote takes the following into account, and we're always upfront about which of these apply to your job before confirming a price:

• Floor level. Ground floor and first floor are the quickest to clear; higher floors take longer, especially without a lift.
• Lift vs stairs. A working goods lift is faster than a passenger lift, which is faster than stairs. If a lift is out of service on the day, that changes the job — tell us in advance if a building has a history of lift downtime.
• Distance from parking to the unit. A van that can pull up outside the door is a different job to one that has to park on the street and carry everything through a lobby, along a corridor, and up in a lift.
• Volume. A studio and a three-bed apartment clear at very different speeds, and volume is still the biggest single factor in any quote.
• Access booking requirements. A building with a strict loading-bay window or a requirement for management company sign-off can add scheduling constraints, even if the clearance itself is straightforward.
