Moving Abroad: Clearing a Property Before You Go

Most clearances have a soft deadline. Emigrating doesn't. There's a flight, and everything in the house has to be dealt with before it — shipped, sold, given away, or gone. That single fixed date is what makes clearing a property before moving abroad harder than a normal move, and it's why so many people end up dumping the last third of their belongings into a panic weekend.
Work Backwards From the Handover, Not the Flight
The date that actually matters isn't your flight — it's the day you hand back keys or the sale closes, which is usually earlier. Everything has to be out and the place presentable by then, and you want a few days of slack between the property being empty and you being on a plane, not zero. Fix that date first and count backwards; most of the panic in emigration clearances comes from people planning forwards from today instead.
The Ship, Sell, Clear Decision
Every item falls into one of three piles, and the honest answer for most households is that the shipping pile should be much smaller than instinct suggests. International shipping is priced by volume or weight, so bulky, heavy, low-value things — flat-pack furniture, mattresses, old white goods — routinely cost more to send than to replace at the other end. Sentimental items, documents, and genuinely good-quality or irreplaceable pieces are what earn their space in a container.
The selling pile needs a realistic time budget. Listing furniture takes weeks of messages, no-shows and collection windows, and that's time you may not have spare in your final month. A useful rule: give yourself a cut-off date for selling, and whatever hasn't sold by then moves into the clear pile automatically rather than getting re-listed at a lower price while the deadline closes in.
If You're Renting, Notice and Deposit Come First
Tenants ending a tenancy in Ireland must give written notice, and the required notice period scales with how long you've been in the property — the Residential Tenancies Board (RTB) sets out the current periods and what a valid notice of termination has to contain. Serve it late and you can end up liable for rent after you've left the country, which is a miserable thing to sort out from another timezone.
Your deposit depends on the property being returned in good condition, with rent paid and proper notice given — deductions are only allowed for things like arrears or damage beyond normal wear and tear. Take dated photos of every room once it's empty and keep them. If a dispute comes up after you've emigrated, photos taken on handover day are worth far more than your recollection of it. Electricals Need Their Own Plan
Appliances and electronics can't go in the general waste, and they're often the last thing people think about. Anything with a plug or a battery counts as WEEE, and household electrical items can be dropped to any civic amenity site or recycling centre free of charge. There's also retailer take-back: shops must take an old appliance of a similar type free when you buy a replacement, and larger electrical stores must accept small items (under 25cm) without any purchase at all. If you're leaving behind a fridge, a washing machine and a pile of dead cables, that's a van run in itself — worth folding into a clearance rather than doing separately.
Admin That's Much Easier Before You Leave
A few things are far simpler to arrange while you're still in the country. An Post's mail redirection service can forward post to an overseas address, but it needs at least five working days' notice, and applying in a post office requires photo ID plus proof of your current address — the sort of document that's awkward to produce once you've already handed the keys back. Take final meter readings on the day you leave and photograph them, close or transfer utility accounts rather than assuming they lapse, and update the address on anything that will still be posting to you.
Don't Leave It to a Friend or Family Member
The plan that fails most often is "we'll leave the last bits and someone will sort it". Whoever's left holding it inherits your deadline without your motivation, and it tends to become a shed's worth of stuff sitting in their house a year later. If the final clear-out can't fit in your own last week, it's better to book it as a job with a fixed date than to hand it over informally. A full house clearance can usually be done in a single visit, with items sorted for reuse and recycling where possible.
