Apartment Clearance Checklist

Clearing a flat has its own logistics: a lift that needs booking, a narrow stairwell, a management company's rules or a parking permit that only covers one bay. Use this checklist to get the access side right before the crew arrives. Tick items off as you go (your ticks are saved on this device), print it, or save it as a PDF.

1. About the Building

• Which floor is the apartment on?
• Is there a lift? Is it a passenger lift or a goods lift, and how large is it?
• If there is no lift, how many flights of stairs are there, and how wide and steep are they?
• Is the hallway or doorway narrow for large furniture?
• Is there a storage locker, basement store or parking space that also needs clearing?

2. Building Rules and Permissions

• Is the building managed by an owners' management company or an agent? Many developments have house rules for the building (see Citizens Information).
• Do the rules cover moving times, lift use or loading areas? Ask the management company or agent.
• Does the lift need to be booked or protected?
• Does the management company need advance notice or a form?
• If you are a tenant, does the landlord need to be told?

3. Parking and Loading

• Where can a van legally park to load, and how far is that from the door?
• Is the street paid or restricted? Ask the council about arrangements, such as suspension of paid parking in Dublin City Council's area, which needs notice.
• Is there a loading bay or visitor parking?
• Does a resident's permit or an access code need to be arranged?

4. Contents

• Photograph every room, and the hallway, stairs or lift.
• Note large or heavy items and anything that does not come apart.
• Note appliances and whether any belong to the landlord.
• Decide what is being kept, and mark or move it.
• Note electricals, batteries and hazardous items.

5. Arranging the Clearance

• Send photos and the access details to the clearance company for a free quote.
• Ask for the waste collection permit number and proof of insurance. Management companies may ask who is covered for damage to common areas.
• Agree the date, time window and who is arranging access and keys.
• Tell the building about the booking, and confirm it.

6. After the Clearance

• Check the apartment, balcony and any storage area have been cleared.
• Check common areas have been left clean and undamaged.
• Return keys, fobs and access cards.
• Take meter readings.
